The Repairs That Never Needed to Happen
Plenty of the repair calls we run could have been avoided. Refrigerator condenser coils choked with pet hair make the compressor run hot and long until something gives. Lint that slips past the screen collects inside a dryer cabinet until a fuse blows, an element fails, or worse. A dishwasher filter packed with food leaves standing water and gritty glasses. A washer’s door boot and pump filter quietly collect residue until the machine smells, leaks, or stops draining. Richmond Appliance Guys offers appliance maintenance in Richmond, VA and across Greater Richmond so those small problems get handled before they become a service call, and so landlords and property managers have a record of the condition of every appliance they own.
Appliance Maintenance Services We Offer
Our maintenance visits are built around the things that actually extend an appliance’s life. You can book a single service, several at once, or a full inspection of every appliance in a home or rental unit.
Refrigerator coil cleaning
The condenser coils under or behind your refrigerator shed heat, and when they’re blanketed in dust and hair the whole machine works harder, runs longer, and ages faster. We clean the coils, check that the condenser fan is turning freely, and look over the door gaskets so the doors seal. Households with pets benefit the most, and the difference in run time is often noticeable right away.
Dryer lint cleaning inside the cabinet
The lint screen catches most of it, but not all. Over years, lint packs in around the drum, the heating element or burner housing, and the blower wheel. That buildup is the reason thermal fuses blow and elements fail early, and it’s a genuine fire risk. We open the dryer, remove the accumulated lint, and check the belt, rollers, and moisture sensor while we’re in there. This is cleaning inside the appliance; the vent duct that runs to the outside is a separate job for a dryer vent specialist, and we’ll tell you if yours looks restricted.
Dishwasher cleaning and filter service
Modern dishwashers rely on a filter assembly at the bottom of the tub, and most owners have never seen it. We remove and clean the filter, clear debris from the spray arms and sump, inspect the door gasket, and run the dishwasher to check that it fills, washes, drains, and doesn’t leak. If dishes have been coming out cloudy or the tub holds water between cycles, this is usually where it starts.
Washer cleaning
Front-loaders in particular collect detergent residue and moisture in the door boot and dispenser drawer, and many have a pump filter that catches coins, hairpins, and lint. We clean those areas, clear the filter, inspect the fill and drain hoses for bulging or cracking, and check that the machine sits level so it won’t walk on the spin cycle. This service is about keeping a healthy washer healthy; if yours already leaks or won’t drain, that’s a repair, and we’ll treat it as one.
Leveling, inspections, and safety checks
An unlevel washer bangs and walks, an unlevel refrigerator won’t close its doors properly, and an unlevel range or dishwasher can rock. We level appliances as part of maintenance. Our performance inspection confirms an appliance is doing its job (cooling to temperature, heating evenly, draining fully, spinning up to speed), and our safety check covers power cords and their connections, gas dryer burner operation, whether a range has its anti-tip bracket in place, and anything that looks, sounds, or smells wrong.
What a Maintenance Visit Costs and How It Works
Call 804-773-0784 or send a request through our contact page. Tell our office which appliances you’d like serviced and what you want done, and we’ll go over the cost with you when you book, since the price depends on the appliances and services involved. We schedule weekdays in 9 AM to noon and 1 PM to 4 PM windows.
If our technician finds something during maintenance that needs repair, you get a plain explanation and a price first. Nothing beyond what you asked for happens without your approval, and any repair we complete is covered by our 90-day labor and 1-year parts warranty. We also have a membership program, along with military and senior discounts; ask our office about current details.
Turnover Maintenance for Landlords and Property Managers
Between tenants is the right time to look at everything. One visit can cover the refrigerator coils, the dryer lint, the dishwasher filter, and the washer, plus a performance and safety check on the range and every other appliance in the unit. You get a written condition report with model and serial numbers, what we cleaned, what we found, and what we’d recommend. That report does three things for you: it catches problems before a new tenant discovers them, it documents condition at move-in, and it builds a maintenance history per unit so you can see which appliances are near the end of their life and plan replacements instead of reacting to failures.
For managers with several properties, we can schedule multiple units and keep the reports organized by address. Tell our office how many units and where, and we’ll work out the visits with you.
What Our Maintenance Service Doesn’t Include
To save you a call: we don’t offer odor treatments, mineral or scale buildup treatments, cleaning of dryer vent ducts or any other building vents, or heating and cooling work. Our maintenance is about the appliances themselves, on the brands we service: GE, Frigidaire, Electrolux, Whirlpool, Roper, Maytag, JennAir, KitchenAid, LG, and Samsung.
